· Dogs - well behaved, dogs are accepted subject to a £25 charge (because a slightly different cleaning process is undertaken after pets) and your understanding that there is no garden. However, it's a very easy and scenic 200m stroll up “South Town Road” to the unofficial dog garden (armed with plastic bag!) is necessary. We are dog owners ourselves and this convenient garden works pretty well!
- Note: It is a condition of booking that dogs are not left alone in property, are kept off furniture and are not permitted in bedrooms.
(We too are dog owners and hope you'll agree these are not unreasonable requests)

Insurance
No , we’re not selling you insurance however, unlike the large UK country cottage rental agencies, our rental prices have not been inflated to include unnecessarily high levels of insurance cover.Sadly though, these days, we are obligated to ensure that guests have their own inexpensive UK holiday policy which covers them at least, for “personal liability” and “cancellation”. This "UK only" cover is usually less than £10 per adult with kids usually covered free. Why is it required? Well, it ensures that you do not end up out of pocket in the event of:
a) you having to unexpectedly cancel your holiday after you have paid for it…
b) a personal liability claim arising out of any ‘significant’ accidental damage to property (exceeding that which would be covered by the refundable £100 damage deposit paid with your booking) or injury caused by you or your party.
It’s all very tedious, but its an unavoidable fact of commercial life nowadays for owners who are trying to do things properly at the same time as trying to keep down costs for the holidaymaker also, If guests don’t obtain this cover for themselves, the cost of our commercial premiums increase disproportionately. This increased cost would then get passed on to clients by way of increased rental rates. It’s a vicious circle. That’s one of the reasons why the cost of renting through ‘well known larger cottage agencies’ is so much higher than booking direct like this because these often agencies build (and hide) this type of cost into the overall holiday price. We’d rather keep rental costs down and ask that you get your own cover.
Having said all this, please take care not to buy more insurance than you need. Insurance Companies will try to offer all sorts of things i.e. luggage cover, medical etc. etc. but... in reality, for a UK self catering holiday,the two key elements are ‘personal liability’ and ‘cancellation’ cover. Please ensure that the policy does include ‘personal liability’ cover.
For one week, involving 2 adults &2 kids, you should pay less than £20.
Generally our clients prefer to shop around for their own insurance cover however, If you do not wish to shop around, we would suggest you try the sensibly priced policies from either:
